Landlord Terms & Space-D Out Protection
By listing a space through Space-D Out Ltd you agree to the following:
1. Listing & Payment
- You retain 100% of your listed hourly rate. Space-D Out takes 0% commission.
- Payments are processed by Space-D Out Ltd via Stripe and paid out to you after each completed booking, minus Stripe fees.
- You are responsible for setting accurate availability, pricing, and house rules.
2. Space-D Out Protection for Landlords
Every confirmed and paid booking is covered by our Master Host Liability Insurance up to £5,000,000.
This covers:
- Accidental damage to your property caused by the guest during their booking
- Public Liability claims if a guest is injured in your space during their booking
What's NOT covered:
- Normal wear and tear
- Intentional damage or illegal activity
- Damage outside of the booked time slot
- Cash, jewellery, and high-value items not declared
3. Your Responsibilities
- Provide a safe, legal, and clean space that matches your listing photos and description.
- Be available or have a contact for guest access during the booking.
- Report any damage within 24 hours of the booking ending.
- Comply with local laws, insurance, and planning requirements.
4. Guest Responsibility
- Guests must follow your house rules.
- Guests are liable for damage not covered by insurance.
5. Claims Process
If there's damage or an issue:
Email support@space-d-out.com within 24 hours with photos, booking ID, and details. We will coordinate the claim with you and our insurer.
